How Does an Appraiser Determine Value?

Unlike BPOs, appraisals are performed by state certified and licensed professionals. Appraisers gather market information from homes comparable to your property (the subject property) and after visiting, inspecting and evaluating your home (measurements, photos, personal inspection, etc); the appraiser makes price adjustments and gives your home a financial value, by making financial adjustments for each superior or inferior difference that exists between the subject property and its comps. For example: if your home has hardwood flooring and the other homes have carpet; than the appraiser will most likely give you an increased financial value for having the upgraded flooring. On the down side, if the other comparable homes all have fireplaces and an extra bathroom, and your home does not, than your home’s value may get a deduction. The total of all the adjustments is calculated and the appraiser declares a value (in their opinion), based on the final adjusted calculations.

The appraised value is an opinion and each appraiser may calculate things a bit differently, however, based on state guidelines and the industry standards overall, the appraised values should be in line from one appraiser/al to another. In your appraisal there should be a summary of the properties that have been used and the adjustments that were given. You may want to review that area to make sure that the appraiser compared you to comparable properties that are similar to your home and that fair adjustments were given. For example: your property should not loose $50k because it is 5 square feet smaller than the neighbors home. Additionally, the appraiser should not be comparing your home to a home in another city.

If you don't agree with an appraised value you may: 1) ask a Broker for a BPO on your property (less costly),  gather additional comps and share them with the appraiser, 3) consult another appraiser.
